    Get pre-approved

Talk to a lender or mortgage broker first. A pre-approval shows what you can borrow, holds a rate for a period of time, and makes your offer stronger.

  2. 02

    Sign a buyer representation agreement

In Ontario, buyers work with a brokerage under a written agreement. It sets out the services you'll get, how long it lasts and how the brokerage is paid. I'll walk you through it before we start.

  3. 03

    Search and view homes

We'll narrow down neighbourhoods, property types and must-haves. I'll set up searches, book showings and flag anything worth a closer look.

  4. 04

    Make an offer

Your offer is an Agreement of Purchase and Sale. We'll decide on price, deposit, closing date and conditions such as financing or a home inspection. The deposit is usually due shortly after the offer is accepted.

  5. 05

    Firm up and close

Once conditions are waived, the deal is firm. Your real estate lawyer handles the title search, closing funds and land transfer tax. On closing day, you get the keys.

Budget for closing costs

Beyond the purchase price, plan for:

  • Down payment
  • Ontario land transfer tax, plus the Toronto municipal land transfer tax when buying in the City of Toronto (first-time buyers may qualify for refunds)
  • Legal fees and title insurance
  • Home inspection
  • Adjustments for property tax or condo fees the seller prepaid
  • Mortgage default insurance if your down payment is under 20%
  • Moving costs, utility hook-ups and any immediate repairs

Your lawyer and lender will confirm exact amounts before closing.
